Between them they hold the three licenses that matter most to a condominium: general contractor, community association manager, and professional engineer. Both have testified as expert witnesses in condominium construction defect cases.

Jason Hambrecht, CGC, and Jeffrey B. Sellers, PE, CGC, LEED AP, are the leadership of Construction Solutions, Inc. (CSI), a structural engineering and building envelope consulting firm serving condominium and homeowner associations across Florida, Georgia, and South Carolina for more than 30 years. This book is what happens when the people who inspect the buildings, design the repairs, and sit through the board meetings write down what they know.

Jason joined CSI in 2005 as a Project Manager and has led the firm as President and CEO since 2012. Before CSI, he spent three years as a Community Association Manager overseeing oceanfront condominium associations, seeing firsthand what owners, boards, and managers face: complex repairs, contractor relationships, and the constant work of protecting property values in a harsh coastal environment.

He has held his Certified General Contractor license for over 15 years and his CAM license for over 20, a combination that reflects the dual perspective he brings to condominium care: the governance side and the construction side. Across more than two decades he has worked on hundreds of condominium projects in Florida, Georgia, and South Carolina and served as an expert witness in construction defect cases.

Jason has also sat in the volunteer’s seat this book is written for, serving as a condominium association president and before that as president of his HOA board. He spent a decade as an Advisory Board Member of First Federal Bank of Florida and was named Amelia Island Chamber Business Leader of the Year in 2015.

Jeffrey B. Sellers, PE, CGC, LEED AP

Jeff is CSI’s Vice President and Principal Structural Engineer. He holds a B.S. in Civil Engineering from Florida State University and is a licensed Professional Engineer in Florida, Georgia, and South Carolina. He is also a state-certified Special Inspector of Threshold Buildings, qualified under Florida law to perform the structural inspections required on buildings greater than three stories or 50 feet, a credential held by a small fraction of Florida engineers.

As the firm’s senior design professional he leads structural design, forensic evaluation, construction project management, contract administration, and repair implementation. Before joining CSI in 2012 he held engineering and project management positions with Atkins Engineers, Baker Klein Engineering, and Apex Technology Structural Engineering.

Jeff is additionally a Certified General Contractor and a LEED Accredited Professional, an active member of ASCE and ICRI, and holds an NCEES Record. His expert witness and litigation consulting work spans numerous condominium construction defect cases across Florida, and his portfolio runs from condominium renovations and marine structures to public schools and LEED-certified buildings.
